Virtual Buyers Agent Pty Ltd (ABN 62 694 217 046) ("we", "us", "our") provides a software service containing property analysis tools, calculators, and educational resources. The information and analysis provided through our service is for general informational and educational purposes only. Nothing on this service constitutes personal financial advice, investment advice, legal advice, taxation advice, or any other form of professional advice. The use of this service does not create a fiduciary relationship, agency relationship, or professional-client relationship between you and Virtual Buyers Agent.
Virtual Buyers Agent is NOT a licensed real estate agency, buyers agent, financial adviser, mortgage broker, conveyancer, or legal practitioner. We do not hold an Australian Financial Services Licence (AFSL), Real Estate Licence, or any other professional licence that would authorise us to provide personalised financial or property advice. Seek independent professional advice from appropriately licensed practitioners before making any property investment decisions.
Workflow results use published data from named third-party sources: the Australian Bureau of Statistics (census demographics) and the Reserve Bank of Australia (the published cash rate target). Transfer duty and land tax figures come from the relevant state or territory revenue office and are held as dated tables. We do not independently verify third-party data, it carries the vintage stated on our data sources page rather than real-time market conditions, and each provider has its own terms of service and limitations. Virtual Buyers Agent does not conduct physical property inspections, building inspections, pest inspections, or any form of on-site due diligence. Our analysis is based solely on publicly available data and cannot identify physical defects, structural issues, pest damage, asbestos, flooding history not recorded in official databases, or other material facts that may affect a property's value or suitability. You must conduct your own due diligence including engaging qualified building and pest inspectors.
Virtual Buyers Agent does not use artificial intelligence and does not analyse documents for you. The Documents workspace is a due-diligence checklist: you confirm each document — such as the contract of sale, building and pest report, and strata report — with your own qualified professionals. All workflow results use deterministic, rules-based calculations with transparent logic.
Virtual Buyers Agent does not provide property valuations, capital growth projections, or market forecasts, and does not use statistical or predictive models. Figures shown are of two kinds. A sourced figure is a fact with its origin stated — for example a transfer duty rate published by a state revenue office. A modelled figure is arithmetic performed on figures you have entered and assumptions you have chosen, shown with those assumptions beside it; change an assumption and the result changes. Modelling is not prediction: nothing shown is a statement of what a property is worth, what it will be worth, or what a market will do. Published rates and thresholds change, and the issuing authority is the only place to confirm the current ones. Property markets are affected by economic conditions, interest rates, government policy, local development and unforeseen events, none of which the product forecasts.
Property investment involves significant financial risk. Risks include but are not limited to: capital loss, negative cash flow, vacancy periods, interest rate increases, market downturns, property damage, tenant disputes, regulatory changes, and illiquidity. You could lose some or all of your invested capital. Past performance of properties or markets does not guarantee or indicate future results. You should only invest funds you can afford to lose and should consider your personal financial circumstances, investment objectives, and risk tolerance before investing.
While we endeavour to provide accurate and up-to-date information, Virtual Buyers Agent makes no representations or warranties of any kind, express or implied, about the completeness, accuracy, reliability, suitability, or availability of the information, products, services, or related graphics contained on the service. Any reliance you place on such information is strictly at your own risk. We are not liable for any loss or damage including without limitation, indirect or consequential loss or damage, arising from or in connection with the use of our service.
Before making any property investment decision, consider consulting with: a licensed financial adviser (for investment suitability and portfolio allocation), a qualified accountant or tax agent (for tax implications and structuring), a licensed conveyancer or solicitor (for contract review and settlement), a licensed mortgage broker (for financing options), and a registered property valuer (for independent valuation). These professionals can provide personalised advice based on your specific circumstances.
To the maximum extent permitted by law, including the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010), Virtual Buyers Agent excludes all liability for any loss, damage, cost, or expense (whether direct, indirect, consequential, or special) arising from or in connection with: your use of or reliance on information provided through the service; any property investment decision you make; the accuracy, completeness or timeliness of third-party data; technical failures or service interruptions; or any matter outside our reasonable control. Where liability cannot be excluded, our maximum aggregate liability is limited to the amount you paid for the Virtual Buyers Agent service in the 12 months preceding the claim.

This date moves only when the words of this document change. It previously sat unreviewed from January 2026 while clause 6 described four things the product does not do, six lines below a clause saying every result is deterministic and rules-based. The date is stated so that a stale document is visible rather than assumed current.
