A short walkthrough opens first. You can skip it, and replay it at any time from Help. Then add a property you have found and open its Property Hub, which shows your next step.

You record the most you will pay, the cash you have ready and a weekly out-of-pocket limit, and each property you track is compared against them. It is optional, it never scores you, and you can update it any time.

A buyer's agent is a licensed professional you pay to search for, assess and negotiate on a property for you. Virtual Buyers Agent does none of that: you use it yourself for properties you have already found, and the decision stays yours. You can use it alongside a buyer's agent.

No. It works for first-time and experienced investors alike, and Learn has plain-English guides to each step of buying an investment property.

No. It has no AI features. Every figure is calculated from a stated formula, with the inputs and assumptions shown, and the same inputs always give the same result.

No. Virtual Buyers Agent holds no financial services or real estate licence and gives no financial, legal, tax or property advice. It organises your facts, calculations and checks. Take advice about your own circumstances from a licensed professional.

No. There is no score, grade, ranking or best pick anywhere in the product. It shows what each figure is based on and what still needs checking, and the decision stays yours.

No. Virtual Buyers Agent does not value properties or supply sales data. Enter the price you want to model, and ask a qualified valuer if you need a valuation.

A figure is only as good as the inputs and assumptions behind it, and those are always shown with the result. Sourced facts carry their source and date, so you can judge each number yourself.

Location figures come from the Australian Bureau of Statistics, and address search, maps and nearby places use Mapbox. Stamp duty uses each state's published duty scale, and some starting assumptions use Reserve Bank of Australia figures. Price, rent and property details come from what you enter. Each figure shows its source, and the Data Sources page lists them all.

Yes, any residential property in any state or territory, such as houses, apartments and units, townhouses, villas, duplexes and land. What is known about the area depends on which public sources cover it, and anything not available is labelled rather than filled in.

Leave it blank. In the Property Hub, calculations that need a price wait until you enter one, either a confirmed figure or your own labelled estimate, and Virtual Buyers Agent never fills the gap with a suburb median. Scenarios can start from example figures, labelled Example, until you replace them.

No. Documents is a checklist you tick yourself, recording what you obtained and when, such as the contract of sale or a building and pest report. Nothing is uploaded or reviewed, so have your solicitor or conveyancer check the documents.

A stage records how far along a property is: New, Reviewing, Shortlisted, Offer Ready, Under Offer or Purchased, or Passed if you decide against it. A stage is your own record, not a recommendation. Tasks and stages are separate. Moving a stage preserves your task answers and progress. Under Offer and Purchased follow a recorded accepted offer and settlement, and a purchased property stays Purchased.

It depends on the property and what you already know. Documents usually takes longest, because it waits on your conveyancer, inspector and strata report.

You cannot permanently delete a single property. Archive it to take it off your Properties board with everything kept. To bring it back, open it from the Archived filter on Properties and choose Restore property in More; it returns to the stage it was in. To remove your account and its data, request account deletion in Settings; some records are kept where the law requires it.

No. Virtual Buyers Agent has no valuation source, so a value never changes on its own. Portfolio shows the figure you entered, marked as owner entered, and it only changes when you update it.

Free is A$0. Try the full property research workflow with up to 3 new properties each rolling month. Research Pack is A$99 once. Pre-purchase 50 property additions. Use them whenever you need them, with no expiry. You can buy another pack whenever you need it. Lifetime Pro is A$199 once. Unlimited property research for the life of the VBA service, plus ongoing tracking of properties you own. Recommended for ongoing research and property ownership. Keep rent, expenses, loan balances and values up to date, and see weekly and annual cash flow from your recorded figures. Prices include GST. A Research Pack provides no monetary credit towards Lifetime Pro. Lifetime Pro provides ongoing access to VBA’s core property research and portfolio-tracking tools for as long as Virtual Buyers Agent Pty Ltd continues trading and operating the VBA service. “Lifetime” refers to the operating life of the VBA service.

Go to Settings, then Billing, to see the purchase options available to your account. Research Pack and Lifetime Pro are separate one-time purchases. A Research Pack provides no monetary credit towards Lifetime Pro.

Research Pack and Lifetime Pro are one-time purchases, so there is nothing to cancel. If you subscribed before 27 October 2026, that subscription keeps its own terms. Manage or cancel it from Billing, where its invoices are too. Cancelling stops future renewals but does not automatically refund the rest of the paid period, except where the law requires it. Your paid access continues until its confirmed end, and cancelling does not delete saved research or cancel a one-time purchase. Deleting your account also cancels it.

When Free capacity runs out, unused Research Pack additions are used next and do not expire. You can pre-purchase 50 additions with a Research Pack and use them whenever you need them. Saved research stays fully viewable and editable, and you can complete its workflow. Lifetime Pro provides unlimited research.

Yes, from 10 October 2026, when Virtual Buyers Agent is registered for GST. Every price includes GST and the price does not change, so the price shown is what you pay. Your tax invoice shows the GST amount.

Go to Settings, then Billing. Purchase history lists your one-time purchases with a receipt for each where one is available. If you cannot find one, contact support.

If something has gone wrong, contact us and we will consider your refund request case by case, subject to any applicable payment-provider process. Research Pack and Lifetime Pro are one-time purchases with nothing to renew. Nothing here limits your rights under the Australian Consumer Law.

Nothing is deleted. Your properties and everything you recorded stay saved. Research remains fully viewable and editable, including completing its workflow, when new-property capacity runs out. Without Pro access, you can still read and remove existing owned portfolio holdings; adding or editing holdings requires Pro access.

No. You need an internet connection. A CSV you have exported opens offline in your own spreadsheet.

Yes. On a larger screen, export your properties to CSV from Properties, and export figures from Scenarios. For a full copy of your data, email support.

Each reference figure shows its source and date, such as Australian Bureau of Statistics data. Details you enter, like price and rent, stay as you left them until you change them.

Your data is protected by encrypted connections, managed authentication and access controls, and Virtual Buyers Agent never sells your personal information. No online service can guarantee absolute security, and the Privacy Policy explains how your information is handled.

Only with the providers that help run the service, such as Stripe for payments and our hosting and analytics providers, with Meta, TikTok and Reddit for advertising measurement unless you turn it off in Privacy choices (in Australia it is on by default), and where the law requires it. We never sell your personal information, and the Privacy Policy lists every provider.

In Settings, choose Request account deletion and confirm. We record the request and process it within 30 days. Deletion cannot be undone.
