The grid on this page is the whole list — every calculator is on it, all built for the Australian market, and none of them is held back behind an account. There is no depreciation calculator and no negative gearing calculator, because both produce a tax position rather than a property figure; current Australian Taxation Office guidance explains how each one works instead.
Each one shows the formula behind every figure, the inputs it used, what it excludes, and where its constants come from — including the rate version and next review date for the stamp duty tables. They run the same shared calculations as the Virtual Buyers Agent app rather than a separate copy. Accuracy still depends on the figures you enter, so evidence them from documents where you can.
No, and none of them ever will. Nothing here calculates a deduction, an offset, a refund or a tax saving, and no cash-flow figure is after tax. Virtual Buyers Agent is not a registered tax agent and does not hold an AFSL. Current Australian Taxation Office guidance explains how depreciation and negative gearing work; the number for your own position has to come from a registered tax agent.
A few fields start with an example value so the page shows a working result the moment it loads. Every one of them is marked "Example" until you change it, and any result computed partly from an example says so. Growth rate is the exception and starts empty — a growth rate we chose for you would be a forecast, and we do not make those.
