Every result should be traceable to its inputs. Virtual Buyers Agent keeps these apart:
- Sourced facts, with where they came from
- Your estimates, labelled as estimates
- Your assumptions, shown next to the result
- Example values, which stay labelled until you replace them
- Missing values, shown as a dash rather than guessed
An example
Gross rental yield = annual rent ÷ purchase price × 100
If either input is still an example, the yield is labelled Example too. Replace the inputs and the result updates. It is arithmetic, not a forecast or a grade.
A dash is not a zero
A dash means the figure is unknown. A zero means it was counted and the answer is none. Replacing one with the other changes the meaning.
Completing a check
When you complete a check, you are recording that you did the work. It does not approve the property or tell you to go ahead.
What transparency does not mean
Not every source is available for every property, and a visible formula does not make a property the right purchase. Building, legal, finance and tax questions still belong with qualified professionals.
